Island work carries its own constraints: coastal construction control lines, elevation requirements, barge-and-bridge logistics, and neighbours who deserve a quiet job site. We plan for all four before pricing.

Lakewood Ranch
Typical concept range: $285,000 – $1.2M
Newer houses with good bones and generic interiors. The work here is usually about proportion, daylight, and adding a wing or an outdoor room that the original builder never imagined.
