Discovery to Warranty
Eight stages, each with a deliverable you can hold and a cost model you can act on. Nothing moves forward until the previous stage is genuinely resolved.

Discovery
A conversation about the house, the way you use it, your timing, and an honest investment band. If the fit is wrong, we say so and point you toward a studio better suited to the work.

3 – 5 weeks
Site & Feasibility Study
Measured survey, structural walk-through, zoning and coastal-code review, and a first read on what the property will allow. Constraints get named before they become surprises.

4 – 7 weeks
Concept Design
Two or three planning directions explored in plan, massing, and section, each with a cost model attached. We meet, we argue productively, and one direction is chosen.

8 – 14 weeks
Design Development
The chosen direction is resolved: dimensioned plans, elevations, millwork drawings, lighting, and the material palette selected in real samples under real daylight.

8 – 16 weeks
Preconstruction & Permitting
Construction documents, engineering, subcontractor pricing, and permit submission. Allowances are converted into selected, priced items so the agreement reflects actual scope.

6 – 16 months
Construction
One project lead and one site superintendent stay with your house from demolition to final trim. Weekly site notes, a live schedule, and a walk-through at whatever cadence suits you.

3 – 5 weeks
Completion & Handover
Punch list cleared before final payment, systems commissioned and demonstrated, and the house professionally cleaned and photographed before you move back in.

Two years, then annually
Warranty & Care
Scheduled check-ins at month two and month eleven while the house moves through a full seasonal cycle, plus a standing line for anything that needs attention afterward.

Investment guidance
Final scope determines cost
$150,000 – $300,000
Kitchen transformation, or a single-room addition with modest structural work.
$300,000 – $700,000
Guest wing or primary-suite addition; multi-room renovation with envelope work.
$700,000 – $1.5M
Coastal renovation with envelope replacement, or a partial whole-home reorganisation.
$1.5M and above
Whole-home renovation with structural reorganisation, new systems, and site work.
