Five details that decide how a coastal house ages
Salt air, driving rain, and ninety-percent humidity are patient adversaries. These are the assemblies we refuse to value-engineer.

A house within a mile of the Gulf lives a harder life than the same house twenty miles inland. Salt aerosol reaches every exposed fastener. Wind-driven rain arrives horizontally. Humidity keeps assemblies from drying between events. Five details carry most of the consequence.
First: the drainage plane. Cladding is not waterproofing. Water will get behind it, and the assembly must let it out. A ventilated rainscreen cavity with a continuous drainage plane behind is the difference between a wall that dries and a wall that composts.
Second: fastener metallurgy. Mixing metals in salt air produces galvanic corrosion, and it produces it fast. Stainless throughout the exterior envelope costs more at rough-in and costs dramatically less at year twelve.
Third: the window head. The most common leak we find in coastal renovations is not the glazing unit — it is the head flashing above it, either omitted or lapped in the wrong direction. It is a five-minute detail with a decade of consequence.
Fourth: the overhang. Shading is thermal comfort, but it is also longevity. Every inch of overhang is an inch of wall that never gets hit directly. Deep loggias are not only a Florida vernacular affectation; they are the cheapest maintenance decision available.
Fifth: mechanical humidity control. Oversized cooling equipment satisfies temperature quickly and never runs long enough to dehumidify. The result is a cold, clammy house with mould behind the millwork. Right-sized equipment with dedicated dehumidification is not a luxury upgrade here — it is the baseline.
